Unit 3008 at Marina Blue closed last week on July 28, 2010 for $445,000, or $334 per square foot.  The 2 bedroom/2.5 bath condo has 1,334 square feet of interior, 9-foot ceilings and came with marble flooring throughout.  The 08 line at Marina Blue offers panoramic views of Biscayne Bay and Downtown Miami and is considered the premier line in the building.  Unit 3008 was sold as a short sale and remained on the market for 108 days.  In my opinion, the buyer got a fabulous deal on this Downtown Miami condo.

On June 25, 2010, unit 2305 at Marina Blue sold for $382,000, or $318 per square foot.  The 1,198 square foot, 2 bedroom/2 bath condo sold just $8,000 below asking price.  The unit has porcelain tiled floors, California-style built-in closets and window treatments in all rooms.

Unit 5404 at Marina Blue sold for $540,000, or $325 per square foot, on June 21, 2010.  The “decorator-ready” condo was sold to a couple from Nigeria who paid full asking price.  The build-out is expected to begin in a few weeks and the unit will come back onto the market as a rental around August 15, 2010. The 1,663 square foot condo will have 36 x 36 marble flooring throughout. Asking price will be $3,500 per month.
